Bookings - $250 reservation deposit is required to hold
the unit. (non-refundable) Balance of the rental total is
due 45 days prior to arrival. If the credit card is
kept on file, booking company reserves the right to charge
the credit card for the balance due. This charge
would take place within 45 days of the guest's
arrival.
Cancellations – If the balance due remains unpaid 6
weeks prior to arrival, the company reserves the right to
cancel the booking, and the deposit will be forfeited. If
reservation is cancelled for any reason within 6 weeks of
the date of arrival, the full rental will be forfeited.
Until the time that the full balance has been paid,
booking agent reserves the right to cancel a booking for
reasons such as specific property owner arrival, double
booking, or maintenance issues. In this case all deposits
will be refunded in full.
Price guarantee – Except as hereinafter mentioned the
price of renting the premises is fully guaranteed and no
surcharges will be added to the cost shown. Any increases in taxes imposed directly or
indirectly by the US government will be passed on to the
client.
Contract – This contract is governed by and shall be
interpreted in accordance with Florida law and the parties
hereto shall both submit to the jurisdiction of the
Florida courts. Should there be a conflict between Florida
law and that of the country of guest origin, such
differences would be brought to the attention of the
company at the time of booking. Should the company need to
seek recovery of money due via the courts, it shall also
be entitled to recover legal costs involved and interest
charges accrued from this date.
Security Deposit - We require either a $500
cash security deposit or an imprint of your credit card
which will simply be held as a guarantee, for the
homeowner, against any costs incurred for any additional
services, missing items, or any damage you may incur
during your stay in the home.
Occupancy - Florida State Law prohibits subletting,
sharing or assigning. Each home contains a floor plan, which clearly
states the maximum occupancy level.
Arrival and Departure - The rental commences at 4:00 p.m.
on the day of arrival and ceases at 10:00 a.m. on the day of
departure.
Utilities - All rentals are inclusive of electricity and
water.
Telephone Service - A telephone is available for your use
in the home. Local calls are free of charge and we highly
recommend a pre-paid phone card for long distance or
international calls, which can be bought from any of the
major supermarkets.
Pool Heating - The temperature of the pool
cannot be guaranteed as it will vary according to different
factors, the main one being the prevailing weather
conditions.
Inventory Items - No inventory items must be removed from
the house. This includes linens and towels. Any breakages
or damage must be reported to the property manager
immediately.
Insurance - Clients are recommended to take out adequate
holiday insurance to cover eventualities such as
cancellation, accident, sickness and damage.
Liability - The owner/property manager do not accept any
liability whatsoever for death, persona injury, accidents,
loss or damage to persons or personal effects however
caused as a result of the use of the home including the
pool or spa. It is the responsibility of an adult member
of the party to ensure that children are always properly
supervised when in the pool, spa and surrounding area.
Please bear in mind that the home is situated on a
development, which consists of both residential and
vacation homes. Therefore, the owner or property manager
cannot be held responsible for any ongoing construction,
alterations to existing houses or any noise as a result
thereof on or around the community.
Complaints or Dissatisfaction - In the unlikely event of a
complaint during your stay please contact the property
manager.
Force Majeure - Neither the owner or property manager can
accept or be responsible for or be liable in respect of
loss damage or changes caused by force majeure (e. g.
strikes, floods, closure of airports, weather conditions
or other events beyond our control).
No Smoking Policy - Please note ALL our homes have a NO
SMOKING policy.
Pets - Our homes DO NOT allow pets.
Grills - Property manager can supply a barbecue and gas
for $75 per week.
Please Note: By State Law cooking must be done outside the
pool cage.
Information Book - An Information Book is provided for
guests and is packed with useful information. This
Information Book must not be removed or taken out of the
property.
